Rim Country 101

Have you ever traveled to your destination and wondered why "everyone knows I'm not from around here"? It's because every area has unique qualities that others aren't aware of. In Rim Country, it's usually someone saying "Mogollon" or "Mazatzals" for the first few times (until a local resident tells them how to pronounce it).
 
Mogollon is pronounced Moggie-On and is one of only a few geographic features on Earth that are visible from outer space...now you know.
The Mogollon Rim is a plateau that stretches some 475 miles from the South East edge of the Grand Canyon and offers very unique terrain with arguably the largest stand of Ponderosa Pine in our Nation.
"The Rim" as it's commonly referred to in this area, is also responsible for some of our weather patterns. We get almost 50% less precipitation annually than many of our neighbors to the East.
Many buyers request a view of the Rim. Often, you will be able to see a storm moving in, but "hesitate" or "stop" at the Rim because of the "inversion" that is created as a result of the variation in air temperatures and winds that can flow up the face of the Rim.

Mazatzals is pronounced Mad As Hell (serious). The Casino is also named the Mazatzal (Mad as Hell) Casino if that helps. The Mazatzals are the largest mountain range in the area and provide breath-taking views to the South and West of Payson as the sun moves through the sky. The views seem to change dramatically with the shadows.

Clean Air: The Rim Country is recognized as one of the "clean air zones" in the Nation. Please do your own research on this one, because I just can't recall for certain...let's just say it's one of a handful of locations that's been "declared" a clean air zone. At approximately 5000' elevation, we enjoy weather that is not too severe in any of the 4 seasons, yet they're all distinct enough to recognize when it's changed from Spring to Summer, Fall to Winter.
 "Can I buy a home for $100,000 in Payson, Arizona"?
Yes, you can. Our market, like many in the Nation, has seen a decline in pricing over the past 3-4 years. I have represented clients on at least 6 occasions in the last year who made purchases of site-built homes under $100,000, many of them bank-owned properties. Most had 2 bathrooms and were at least 1000 square feet.
As residents, we hope the above conditions might change in the not-to-distant future, but I've thrown my crystal ball away because it was defective. I'll be happy to provide a link that would show all the homes I sold for under $100k as an example of what your spending power might be. Please consult with me to determine what price range might fit your home expectations.

"Do y'all have big ole' ugly bugs there?"
OH YEAH! Some of the ugliest I've seen anywhere. Don't forget, we're high desert, but we're still desert. There's a lot of "beneficial insects", but they're still big and ugly.















I searched and couldn't find any pictures as good as the ones I have somewhere, but this one's as scary-looking as anything I've seen here, still has the colors that are closer to what I've seen. We had one that visited us in the garage every day for at least a week while we played ping pong, he was pretty cool. I was surprised because my web search didn't return pictures like I think most of us have always envisioned tarantulas. Like from a pet store.......that's more like what I've seen around here.
